    Also , less likely to invest in building new rentals. Less available rentals, rents go up . in theory.
    On the other hand, will depend on what people are willing & able to pay in rent . I would have thought we are well past affordable rent (in Ak) , so will be a natural limit on rent
    increases .

    Making things harder & stricter for landlords can ONLY lead to more living in cars & garages
    Wait & see what happens when we reach the final deadline for insulating rentals .

    This is undiluted piffle, the rental market in most European cities is far stricter than here, yet there are no more homeless per capita there than here, in fact there are fewer.

    and we all know the EU rental/housing market is EXACTLY the same as in NZ
    ie Asian & Sth African owners .

    A CGT is economically a sound idea. It has been implemented in plenty of other countries, without the sky falling in.
    In fact, NZ already has a CGT, with the 2 year bright line test - it just needs to be widely extended in scope.
